An addition must fit within the lot’s buildable area. Local residential setback requirements vary by land use district, and access easements, utility easements and recorded plat conditions can further restrict placement. We check those constraints before design begins to reduce the risk of paying to redraw a footprint.

Wetlands, streams and steep slopes can narrow that footprint further through the Critical Areas Overlay District’s buffers and setbacks. We screen those conditions before developing the layout and account for any required environmental or geotechnical documentation. Then we scope and quote 3D design for the project, with revisions set by the design package.

Yes. Second kitchens are among the residential projects requiring plan review here. The application must include the plans and documents required for the proposed work before the permit can be approved and issued.

What drainage information might the city need for a patio or addition?

Residential civil plans may need to show existing and proposed drainage features, including pipes, inlets, swales and flow directions. Drainage structures and stormwater basins may also need to appear in the plans.

How does the Shoreline Overlay District affect a waterfront expansion?
