Sammamish is unusual among Eastside cities in how concentrated its housing stock is. The city incorporated in 1999 and the bulk of it went up in a fifteen-year window either side of that, which means a very large number of homes here were built to the same era of taste and the same era of code.
That shows up in the work. Kitchen remodeling. Layout changes, custom cabinetry, countertops and lighting — rendered in 3D before a single wall comes down, so you approve the finished room before it is built.

The most common Sammamish project is opening a closed kitchen into the family room. On the plateau’s standard two-storey plans, the wall between those two rooms is very often carrying the floor above.
That turns a cosmetic remodel into a structural one. It needs an engineered beam sized for the span, posts carrying the load down to something that can take it, and often a footing added beneath the floor system. It requires a permit, engineering, and framing inspection.
None of that is a problem when it is priced and drawn from the start. It is a serious problem when a contractor quotes the kitchen as a finish job and finds the beam in week two.
