Anyvision Home Remodeling is a design-build general contractor working throughout Kirkland — Juanita and Finn Hill, Rose Hill and Bridle Trails, Houghton, Norkirk, Market, Totem Lake and down to Moss Bay.

Kirkland puts more houses on sloping ground than almost anywhere else on the Eastside. Lots fall away toward Lake Washington, back gardens sit well below or above the main floor, and a good number of properties carry a shoreline or critical-area overlay on top of the ordinary zoning rules.

The houses themselves are a mix — mid-century ramblers, 1980s and 90s builds with closed-off kitchens, and newer homes with strong horizontal lines that punish any addition detailed carelessly. What they have in common is that the constraint is rarely the design. It is the ground, the setbacks and the overlay.

Kirkland allows more than one ADU. Your lot may not.

The zoning allowance and the buildable area are two different questions.

Kirkland has gone further than most Eastside cities on accessory dwelling units. Detached ADUs are a permitted use in the residential zones rather than requiring a conditional use permit, many eligible properties can take two, and the city publishes a set of pre-approved detached ADU plans.

That is genuinely good news, and it is also where homeowners get ahead of themselves. Being allowed two units is not the same as having room for two. Lot coverage, setbacks, existing improvements, utilities, fire access, parking, critical areas and slope all reduce the buildable envelope before a single line is drawn.

Shoreline properties are treated differently again — lots inside the Residential-L shoreline environment are generally limited to one ADU, and carry their own placement and permitting requirements under the shoreline chapter of the Kirkland Zoning Code.

Published maximum ADU size in Kirkland is generally around 1,200 square feet, with limited discretion for attached units inside an existing home.

Do you handle Kirkland permits?

It also often works in your favour: a daylight basement on a sloping Kirkland lot is frequently the cheapest square footage available in the house.

How long does a Kirkland remodel take?

Scope decides it. A single bathroom is typically three to five weeks on site once permits are issued; a whole-home remodel or an addition runs considerably longer.

Is the 3D design really included?
