Redmond is not one housing market. Downtown and Overlake are dense and largely new: townhomes, condos and apartments built in the last twenty years, where the constraints are shared walls, HOA approval and getting materials in and out of a building.

Education Hill, Grass Lawn and Rose Hill are the opposite. Single-family homes from the 1960s through the 1980s, on generous lots, now reaching the point where the original kitchen, the original bathrooms and often the original electrical panel all need attention at once.

Then Redmond Ridge and the newer plats east of town, where the houses are sound and it is the layout people want to change.

All of that is manageable, but it needs identifying at the design stage rather than mid-build.

My house is from the seventies. What usually needs doing?

On Education Hill, Grass Lawn and Rose Hill that era of house typically arrives at the same point all at once: original kitchen, original bathrooms, and often an electrical panel and plumbing that are due.

That is worth knowing before you scope a single room. It is frequently cheaper to sequence the systems work alongside the remodel than to open the same walls twice.

How long does a Redmond remodel take?

Scope decides it. A single bathroom is typically three to five weeks on site once permits are issued; a kitchen or a whole-home remodel runs considerably longer.
