Three different cities, depending on which part of Redmond you live in
Anyvision Home Remodeling is a design-build general contractor headquartered in Redmond — our office is on 161st Avenue NE, a few minutes from SR-520.
Redmond is not one housing market. Downtown and Overlake are dense and largely new: townhomes, condos and apartments built in the last twenty years, where the constraints are shared walls, HOA approval and getting materials in and out of a building.
Education Hill, Grass Lawn and Rose Hill are the opposite. Single-family homes from the 1960s through the 1980s, on generous lots, now reaching the point where the original kitchen, the original bathrooms and often the original electrical panel all need attention at once.
Then Redmond Ridge and the newer plats east of town, where the houses are sound and it is the layout people want to change.
We have completed work across all three. A townhome kitchen in Rivertrail, a bathroom in SE Redmond, and two decks — all designed and built under one contract, permitted under WA Lic #ANYVIHR768KB.

Interior scopes
Exterior and structural
Kitchen remodeling. Layout changes, custom cabinetry, countertops and lighting — rendered in 3D before a single wall comes down, so you approve the finished room before it is built.
Bathroom remodeling. Primary suites, guest baths, powder rooms and accessible bathrooms. Waterproofing, ventilation and fixture spacing are all resolved at design stage, because none of them can be revisited once the tile is on.
Whole-home remodeling. Framing, mechanical, electrical, plumbing, tile and finish coordinated under one contract, so the whole house reads as one project rather than several done years apart.
Room additions and ADU construction. New square footage planned around the setback and lot coverage rules in the Redmond Zoning Code, and accessory dwelling units under the RZC alongside Washington’s statewide ADU legislation. Both add usable space and, done properly and permitted, measurable property value.
Basement remodeling. On a sloping Redmond lot a daylight basement is often the cheapest square footage in the house — provided egress, moisture and ceiling height are established before any wall goes up.
Deck construction and hardscaping. Decks, covered structures, paver patios, walkways and retaining walls, engineered for hillside lots and a climate with seven wet months.
The permit is the part people underestimate
A permit is not a tax on your project. It is the thing that makes the work count when you sell.
Our office is in Redmond, so we file at this counter more than any other. Redmond runs residential permitting through the Planning and Building department, and applications go in through MyBuildingPermit.com.
The part homeowners underestimate is what an unpermitted remodel costs later. Work that was never inspected does not appear in the property record. At resale it turns up in disclosure, an appraiser may decline to count the added square footage, and a buyer’s lender can ask for it to be corrected before closing.
Retroactive permitting is worse than doing it properly first: it can mean opening finished walls so an inspector can see what is behind them.
We identify every element of a scope that needs a permit at the consultation, file before demolition, and close the permit out at the end so the record attaches to your address permanently.
Requirements change, so confirm the current position for your address with Redmond Planning and Building.
Single-Source Accountability: The Anyvision Process
When you hold one contract, there is nobody to coordinate between and nobody to blame.
On a traditional project the homeowner holds one contract with a designer and another with a builder, and frequently sits in the middle when trades are delayed or miscommunicate. The drawings say one thing, the trades say another, and the homeowner arbitrates.
Our design-build model removes that friction entirely. You hold one contract with Anyvision. We produce the 3D design, we file the permits, and we manage a trusted network of vetted specialty trades working directly under our oversight. We control the schedule. If something needs correcting, there is no finger-pointing between subcontractors — you raise it with us, and we fix it.
Redmond building applications are filed through MyBuildingPermit.com and inspections are scheduled through the same system. We handle both, along with the plan review correspondence in between — and because we are based here, a site visit is a short drive rather than a scheduling exercise.

Redmond remodeling questions
Do you handle the permits for Redmond projects?
Yes. We identify every element of your scope that requires a permit, file through MyBuildingPermit.com with Redmond Planning and Building, respond to plan review, and schedule inspections through to closeout.
The permit record then attaches to your property address permanently, which matters at resale, refinance and in any title search. More detail on the process is on our Redmond remodeling permits page.
You are based in Redmond. Does that actually change anything?
For scheduling, yes. Our office is on 161st Avenue NE, so a site visit, a measurement check or a mid-project question does not require planning a trip across the lake.
It also means we file at this counter more than any other, so we know what Redmond plan review asks for before it asks.
I live in a Redmond townhome or condo. Can you still help?
Yes. We completed a townhome kitchen in Rivertrail, and much of Downtown Redmond and Overlake is attached housing.
The constraints are different from a single-family house: shared walls limit where plumbing and venting can move, exterior-facing changes usually need HOA approval on top of the city permit, and material access has to be planned around a building rather than a driveway. All of that is manageable, but it needs identifying at the design stage rather than mid-build.
My house is from the seventies. What usually needs doing?
On Education Hill, Grass Lawn and Rose Hill that era of house typically arrives at the same point all at once: original kitchen, original bathrooms, and often an electrical panel and plumbing that are due.
That is worth knowing before you scope a single room. It is frequently cheaper to sequence the systems work alongside the remodel than to open the same walls twice.
How long does a Redmond remodel take?
Scope decides it. A single bathroom is typically three to five weeks on site once permits are issued; a kitchen or a whole-home remodel runs considerably longer.
Permit review time varies with scope and the current queue, which is why we file early. You get a phase-by-phase schedule with the design and a daily update from site during construction.
Is the 3D design really included?
It is included at no cost when Anyvision manages the build. You see cabinet profiles, countertop materials, tile layout and lighting positions before anything is demolished or ordered.
If you decide to take the design to another contractor, it is billed as a standalone design service.
