Kitchen remodeling. Layout changes, custom cabinetry, countertops and lighting — rendered in 3D before a single wall comes down, so you approve the finished room before it is built.

Two things about Duvall that catch homeowners out
In Duvall your electrical permit does not come from the City.
Electrical permits are issued by the State, not the city. The Washington State Department of Labor & Industries (L&I) issues electrical permits for the City of Duvall. Most cities on the Eastside handle their own, so a contractor who works mainly in Redmond or Bellevue can easily arrive at the wrong counter. It is a small thing that delays a project by weeks if nobody knew.
The floodplain is a permit in its own right. Duvall sits on the Snoqualmie, and properties inside the mapped FEMA 100-year floodplain need a floodplain development permit before any development takes place — separate from, and in addition to, the building permit.
Federal flood program rules also treat a large enough remodel as a “substantial improvement,” which can pull the whole structure into current floodplain compliance rather than just the part you are changing. On a valley property, that is the single biggest variable in a remodeling budget.
The other thing worth confirming early is jurisdiction. Plenty of properties with a Duvall mailing address sit in unincorporated King County rather than inside the city, which changes who reviews the project and what applies.

Do you handle Duvall permits?
Yes. We identify every element of your scope requiring a permit and file them. In Duvall, that usually means more than one authority — the building permit goes to the City of Duvall, while electrical permits are issued by the Washington State Department of Labor & Industries (L&I).
Where a property sits in the mapped floodplain, a floodplain development permit is required as well. We manage all of it.
My property is near the Snoqualmie River. Does that change things?
If any part of the work falls inside the mapped FEMA 100-year floodplain, yes. Usually, but it needs checking before design rather than after. Adding fixtures or bedrooms changes the load on an on-site system, and approval for that sits with the health authority rather than the building department.
We raise it at the first visit. It is one of the few things that can genuinely stop a design, and it is far cheaper to find out early.
How long does a Duvall remodel take?
