Kirkland puts more houses on sloping ground than almost anywhere else on the Eastside. Lots fall away toward Lake Washington, back gardens sit well below or above the main floor, and a good number of properties carry a shoreline or critical-area overlay on top of the ordinary zoning rules.
The houses themselves are a mix — mid-century ramblers, 1980s and 90s builds with closed-off kitchens, and newer homes with strong horizontal lines that punish any addition detailed carelessly. What they have in common is that the constraint is rarely the design. It is the ground, the setbacks and the overlay.

Interior scopes
Exterior and structural
Kitchen remodeling. Layout changes, custom cabinetry, countertops and lighting — rendered in 3D before a single wall comes down, so you approve the finished room before it is built.
Bathroom remodeling. Primary suites, guest baths and accessible bathrooms. Waterproofing, ventilation and fixture spacing are settled at design stage, because none of them can be revisited once the tile is on.
Whole-home remodeling. Framing, mechanical, electrical, plumbing, tile and finish under one contract, so the house reads as one cohesive project rather than several disjointed updates done years apart.
Room additions and ADU construction. New square footage planned around Kirkland setbacks and lot coverage, and accessory dwelling units under the Kirkland Zoning Code alongside Washington’s statewide ADU legislation. Both add usable space and, permitted and closed out properly, measurable property value.
Basement remodeling. On a sloping Kirkland lot a daylight basement is often the cheapest square footage in the house — provided egress, moisture and ceiling height are established before any wall goes up.

Kirkland allows more than one ADU. Your lot may not.
The zoning allowance and the buildable area are two different questions.
Kirkland has gone further than most Eastside cities on accessory dwelling units. Detached ADUs are a permitted use in the residential zones rather than requiring a conditional use permit, many eligible properties can take two, and the city publishes a set of pre-approved detached ADU plans.
That is genuinely good news, and it is also where homeowners get ahead of themselves. Being allowed two units is not the same as having room for two. Lot coverage, setbacks, existing improvements, utilities, fire access, parking, critical areas and slope all reduce the buildable envelope before a single line is drawn.
Shoreline properties are treated differently again — lots inside the Residential-L shoreline environment are generally limited to one ADU, and carry their own placement and permitting requirements under the shoreline chapter of the Kirkland Zoning Code.
We establish the real buildable envelope for your parcel before design, so the drawings are produced against what can actually be permitted.

Can I build an ADU on my Kirkland property?
In most residential zones, yes. Kirkland permits detached ADUs as a normal use, and many eligible lots can take two.

My lot slopes. Does that change what I can build?
It changes the engineering rather than the ambition. Footings on a slope have to resist lateral movement as well as bearing weight, retaining structures may need engineering, and drainage has to be designed rather than assumed.
It also often works in your favor: a daylight basement on a sloping Kirkland lot is frequently the cheapest square footage available in the house.
How long does a Kirkland remodel take?
Scope decides it. A single bathroom is typically three to five weeks on-site once permits are issued; a whole-home remodel or an addition runs considerably longer.
Permit review time varies with scope, and anything requiring design review or a shoreline review adds to it. We file early and give you a phase-by-phase schedule with the design.
